Rehabbing - It's a total pain to find that diamond in the rough at a good price. Even if you find one, you have to rehab it with contractors whose apparent motto is "We don't show up."
Rentals - Seriously, unless you can buy with cash, you just won't get the cash flow you need.
Contract Assigning - Sounds great in theory, but do you really want to be assigning contracts to a buyer, have the mortgage under the seller, and have the contract signed by two other parties? Get my drift? It's confusing, not to mention legally complicated. Ever wonder why more lawyers aren't doing this?
